Flat or Pitched Roof?
The primary purpose of pitching a roof is to redirect water and snow. Thus, pitch/slope is typically greater in areas of high rain or snowfall. Recent trends in “green-living” and the development of more rooftop gardens and living spaces have increased the use of flat roofs, especially in metropolitan areas.
Low Slope or Flat Pitched Roofs
Flat or low-sloped roofs carry their own unique set of problems in terms of installation or repairs. The main concern with these roofs is the ability hold snow and water buildup at bay. This is typically achieved by the use of specialty products or “systems” which require the installer have training in that product. Improper installation of a flat roof most likely will cause structural damage to the roof and possibly the home.

HERE ARE FOUR THINGS TO LOOK FOR ON THE OUTSIDE:
Visually inspect your roof for cracked, torn, bald or missing shingles.
Scan the roof for loose material or wear around chimneys, vents, pipes or other penetrations.
Watch out for an excessive amount of shingle granules in the gutters — this is a sign of advanced wear.
Check for signs of moisture, rot or mold. Note that wet spots may not be directly under your faulty shingle; water can travel down to its lowest spot before it drips. Algae growth would be dark or greenish stains.
